Requirements for Occupancy

Age Requirement

  • Lease holder(s) must be 21 years of age or older. All occupants over the age of 18 are required to fill out a rental application.

Employment and Income Requirements

  • Total gross income must be 3 times monthly rental and average utility amount.
  • All applicants are required to have one year of continuous work history. This must be verifiable and applicant must have gainful employment.

Credit History

  • If credit risk score is above 300, applicant must have verifiable acceptable landlord history for one year and the lease must have been in their name.
  • No evictions or outstanding balances due to any former landlord.
  • Exceptions may be made for medical judgments or student loans with adequate documentation.

Criminal History

  • Applicant must be free of any felony or misdemeanor convictions or deferred adjudication for a felony or misdemeanor involving any of the following: violent or sexual crime, fraud, embezzlement or theft, destruction of property, public lewdness or indecent exposure, violence, stalking, firearms, illegal drugs or any crime involving a minor.

Rental History

  • Rental history must be verifiable and of at least one year of acceptable history. Lease must have been in the applicant’s name.
  • Exceptions may be made for not yet established rental history with adequate documentation.

Denial of Occupancy

  • Falsification of rental application.
  • Felony or misdemeanor conviction history of person(s) who have received deferred adjudication for a felony involving but not limited to those listed above.
  • Incomplete rental application.
  • Insufficient income.
  • Insufficient employment history.
  • Poor credit history.
  • Poor rental history.

Exception of Denial

In the case of one of the following, applicant may qualify by having the lease guaranteed by a guarantor, or by paying an additional deposit equal to one month’s rent.

  • Inability to verify applicant information.
  • First time renter.
  • No established credit history.
  • Marginal criteria with the exception of criminal history.

Guarantors

  • Guarantors must have a minimum gross monthly income of 5 times the entire monthly rent and must meet all other qualifying criteria. The Guarantor must complete and sign the lease agreement and the guarantor agreement. Guarantor must be aware that they are guaranteeing the entire lease agreement regardless of the number of people listed on the lease agreement.

Leasing office must approve in writing any deviation from the above guidelines.

Fair Housing Policy

  • We are committed to compliance with fair housing laws. Fair housing laws do not require equal treatment of all persons. Instead they require that persons not be discriminated against because of race, color, religion, sex, nation of origin, handicap or familial status. Under fair housing laws, rental housing owners may treat people differently for reasons other than those listed above – such as rental history, credit record, criminal history, income, current drug use, etc. Local city ordinances may add other protected class such as age, student status, vocation, sexual preference, etc., which are not protected classes under federal and state law. We do not discriminate on the basis of race, color, religion, sex, nation of origin, ancestry, handicap, marital or familial status, sexual preference, or age.
  • The resident criteria is a guideline, which enables management to accept a prospective resident who is credit worthy and does not have a criminal background. This rental criteria does not insure that all individuals residing on or visiting the community conform to these guidelines.
